Looking to Lease Your Home?


Finding great Tenants can be exhausting.  Why not sit back and relax and let me do the work for you? I have extensive experience with helping clients lease their homes and on top of this, I will make sure you have great Tenant's!


What I provide:


Marketing Your Unit: A member from my media team will visit the property and take photos of your unit, free of charge.  Your property will be listed as FEATURED on our website (condos.ca/property.ca/mrloft.ca), which attracts millions of views each month.

Getting The Leads:  Leads may start rolling in within hours of listing your property.  As mentioned, our site drives a ton of traffic, therefore leads will come in very fast, which will in turn get your property leased quickly.  I will contact each person individually and make sure they are fully qualified before taking them to the property.

Scheduling The Showings: We use a system called BrokerBay to schedule all appointments online as well direct through our office.  While you are in the comfort of your own home, BrokerBay will set up all appointments online and notify each of us when there is a showing via text or email.  This is another service included completely free of charge.

Performing Due Diligence: After we receive applicants for a unit, I complete a thorough background check. This includes calling current and previous employers and landlords, checking credit reports, photo IDs, paystubs, letters of employment, and social media accounts. After I have narrowed the applications down to the best options, I will send the landlord a summary of each application. I will also give my advice on which tenant I think will best suit the property.

Preparing the Lease Paperwork: When we prepare the lease, we use our electronic signing platform to make it easy and secure for you to sign and keep records.  Therefore, you will not have to travel to meet up to sign, everything is done from the comfort of your own home.

Collecting Your Rent: For receiving your first and last month’s rent, this is generally paid out by our deals department around a week after the Tenant moves in.  This is done in the form of a certified cheque which can be mailed to your residence.  Please remember that the fees will be deducted + HST before the cheque is sent. (1 month rent + HST)

Key Exchange: Finally, we coordinate the move with your new tenants.  We can schedule and coordinate the initial meet with your client so that you can easily hand over keys etc. I can also perform this task on your behalf if you prefer. The choice is yours!

Costs:

For all leases with condos.ca, the commission paid is as follows:

Half a Month's Rent + HST to the Buyer Brokerage
Half a Month's Rent + HST to the Listing Brokerage

This will be deducted at the end of the transaction and the balance is paid to you within roughly 7-10 business days.

Summary:


I like to use the timeframe of 7-14 days to get the property leased.  This will all depend on price and market conditions.  The market has been on fire recently, so this is a great time to get your property out on MLS.  Using my expertise of the market, we will work together to get the price you want and great Tenants.  

If you would like to proceed there are a number of documents that need to be signed, such as the Listing Agreement – Landlord Representation Agreement (3 month agreement is the minimum), MLS Data Sheet (I will fill this out and we can go over the details together), Working with a Realtor (standard form for working with me on this transaction, BrokerBay Data Sheet (will have all of the information for the instructions for agents wanting to show the property.)
