The task of finding a home or condo to lease in Toronto can be daunting.  Let me use my professional expertise in the market to help you.  Whether you are a student (local or international), young professional, part of a growing family or an empty nester looking to downsize, leasing a property can be a great decision. With Toronto’s current home prices being at a record high, it is becoming very common for young professionals and young families to rent instead of buy.

Leasing a property in Toronto can be an excellent way to explore a community and determine whether it’s the right fit for you before purchasing. Some additional benefits of leasing a property include lower up-front costs, increased financial flexibility and fixed maintenance costs. Although it may be tempting to find a property to lease on your own and to sign a lease agreement without any professional advice, doing this can come with difficult consequences.

Process:


1) Please get in touch with me via the contact box below to arrange a consultation.

2) I will send you listings based on your search criteria for you to review

3) I will review the properties of interest to ensure that you are in safe neighbourhood’s and issues that any homes, buildings may have

4) I will set up showings on your behalf, scheduled at a convenient time. 

5) We will review our showings together and figure out if we would like to proceed with an offer.

6) We submit our offer to the listing agent.

7) We find out if we have been accepted (usually 24 hrs from submitting the offer)

8) We take care of our deposit to the listing brokerage (Should be done withing 24 hrs)

9) I will send you full move in instructions for the property you have chosen.

10) You pick up your keys and move into your new home.

Documents Needed:


1) Photo ID (Driver’s License Preferred or Passport)
2) Credit Score (Transunion or Equifax - must be over 700 – please download the FULL report)  
3) Employment Letter (enrollment letter for students)
4) Pay Stubs (Last 3 would be Ideal)
5) Rental Application (I will provide via email)
6) Landlord Referral Letter (if you can get one)
7) BONUS: Short bio + photo about who you are (This actually works)
